The new hotspot houses a 5-storey branch of the furniture company Kare in the building’s base. The tower additionally accommodates several agencies and loft offices for advertising, fashion, and development. On a total area of almost 10,000 m², the furniture company presents modern living environments. There is also a restaurant, a rooftop terrace, and an underground car park. Art exhibitions, seminars, and events also take place in the premises. During the conversion and renovation of the industrial monument, the owner "Kerscher Immobilien Holding GmbH" and the Munich architectural firm "Stenger2 Architekten und Partner" placed great importance on preserving the industrial charm. The furniture store Kare also based the design of its interiors on this principle. To this end, it retained numerous "heirlooms" such as old ceramic insulators, thick cables, cranes, and grids where outside air was previously drawn in for cooling. The memory of the times when the power plant was operational was skillfully combined by the furniture store with modernisation measures as well as the exhibited living and design trends.

Industrial chic and modernity at the same time also describe the new facade with panels made of expanded metal, which shimmer in a copper color. The large-format panels were attached to the substructure "Alkapo" from the profile system expert Systea. This construction was securely and firmly fixed to the existing brick masonry using fischer heavy-duty anchors. "Due to the plaster bridging and the unknown masonry, numerous pull tests were necessary on the construction site – also accompanying the construction," recalls Michael Stuis – technical field service employee at fischer. The engineer significantly supervised the facade installation. "This fast and comprehensive service as well as the good price-performance ratio including approvals up to the regulation of the plaster bridging were what convinced the client of the fischer solutions," adds Stuis. At a total of 5,000 fastening points, the facade builders fixed the substructure to the brick masonry with fischer heavy-duty anchors. This involved the high-performance mortar FIS V 300 T with numerous system approvals for cracked concrete, masonry, and many other applications. When pressing out the 2K injection mortar, the separately stored components resin and hardener mix in the static mixer.
At the same time, the operating principle is activated: short curing after injection for secure hold and rapid construction progress. As accessories optimally matched to the FIS V and the application, the FIS H K anchor sleeves in the dimensions 16 x 130 K and the FIS A anchor rods in A4 and size M 10 x 150 were used. The advantages of the FIS H K lie in the additional safety with unknown building substrate. Thanks to the sieve sleeve, the mortar remains in the intended location within the building material.

For installation, the facade builders inserted the FIS H K into the drilled hole and filled it from the bottom with the FIS V. When setting the FIS A anchor rods, the mortar was then pressed through the mesh structure of the sleeve and adapted optimally to the anchoring substrate. This ensures that the load of the facade construction is securely transferred via form fit. As a result, Drygalski-Allee is now enriched by an architectural highlight. The architecture skillfully combines an elegant exterior appearance with the assurance of safety for pedestrians and traffic as well as the environmentally friendly construction of the ventilated curtain wall facade.
