In Bahrain, Middle East, the renovation of a Sheraton five-star hotel was successfully completed. fischer BWM facade systems securely and firmly attach the cladding made of Equitone fiber cement panels to the modern building envelope.

The Sheraton Hotel in Bahrain, opened in 1981, has seen many guests and employees come and go. From 2020 to 2024, the 14-storey building with 256 rooms and suites was completely renovated. The project included the entire property, including guest rooms, conference and meeting rooms, leisure facilities, and public areas along with a multi-storey car park. The hotel had previously been renovated in 1998 and 2006. The client is the Sheraton hotel chain, which belongs to the US hotel company Marriott. The main contractor was the construction company Dadabhai Construction, which was also responsible for the facade construction.

Use of Special Undercut Technology

A fischer BWM substructure solution securely and firmly fastens the cladding made of Equitone fiber cement panels over a total area of 2,500 m² to the facade. Additionally, the modern building envelope is clad with Aluminum Composite Panels (ACM = two aluminum layers with a polyethylene core). To fix the Equitone elements, the fischer BWM aluminum support structures ATK 100 + 103 were used. fischer SXRL long-shaft anchors secure the angled aluminum L-wall brackets FLH AL of the vertical support system in concrete and hollow block masonry substrates. Used as fixed and sliding points, they absorb proportional wind loads as well as the dead weight of the facade panels and substructure (fixed points) and compensate for thermal expansion of the profiles (sliding points). 

Special undercut technology is employed here. “Our client Dadabhai Construction was looking for a non-visible and expansion-pressure-free fastening for the 8 mm thick Equitone panels,” says Musab Hamdan, Country Manager Bahrain at the fischer national company in the United Arab Emirates. “With our private label product Tergo+, exclusively for thin fiber cement facade panels from Equitone, we offered the ideal solution.”

High Demands - Many Challenges

“This prestigious project presented many challenges due to the high demands,” says Reji Mudeen, who was the site manager of the contracted general contractor Dadabhai Construction at the time of the construction project. “One of these was that the client chose Equitone facade panels with a thickness of 8 mm for the exterior walls. During the planning phase, it was a challenge for us to figure out how to mount these thin elements simply, quickly, and securely while maintaining the architectural effect.” Reji Mudeen emphasizes: “With the fischer Tergo+ and the ATK system, we found a reliable solution that helped us meet all the project requirements regarding facade fastening and achieve the result desired by the client.”

The fischer BWM substructure was the ideal solution to mount the panels securely and concealed.”

The FZP II T Tergo+ anchors are especially suitable for the concealed fastening of thin facade panels made of Equitone fiber cement from 8 mm thickness, thanks to their short geometry and additional features. "By setting the anchors using the undercut technique, the position in the facade panel can be chosen optimally from a static perspective," adds Jan Zimmermann. "This helps to avoid excessive deflection of the fiber cement panels." The positive-fit and expansion-pressure-free anchoring, together with the optimal fastening solution, ensure high holding forces, allowing large panel formats to be used.

Coordinated System Accessories Accelerate Assembly Processes

Ideally coordinated system accessories from a single source also simplified and accelerated the assembly process at the Sheraton Hotel in Bahrain. The mobile fischer BWM drilling machine BSN 101T enabled the precise, straightforward, and fast creation of undercut holes in the fiber cement panels using the dry drilling method with the fischer BWM drill cutter FZPB 11T D12 directly on site. "We supported our client Dadabhai Construction with both the appropriate products and services," says Musab Hamdan. "During the planning phase, this included the design of the substructure and fastening solutions as well as drawings for all views, including the fischer BWM ATK system details and arrangements of the FZP II T Tergo+ anchors."

In addition, assembly instructions, machine training, and on-site coaching were provided." The facade builders were shown how to set up the BSN 101T machine for correct drilling in 8 mm panels, how to read the drawings and calculations, and how to professionally install the substructure solution. With the appropriate system and service solutions from a single source, the fischer experts accompanied their clients on site and at the headquarters in Germany until the successful project completion.
